How we calculate your individual rent level 2025/26

The method we use to calculate individual rents for tenants is outlined below. This method was agreed with tenants as a fair and equitable way for individual rent levels to be calculated, and is used each year.

Based on a 52-week rent: 

Step 1:

Everyone starts with the same base rent of £75.66 per week

Step 2:

Add or take away these amounts depending on the size of your property:

  • Bedsit - Take away £25.65
  • 1 Bedroom - Take away £6.40
  • 2 Bedroom - Keep it the same
  • 3 Bedroom - Add £6.40
  • 4 Bedroom - Add £12.82
  • 5 Bedroom - Add £19.24
  • 6 Bedroom - Add £25.65

Step 3:

Add or take away these amounts depending on the type of property you live in:

  • Multi-storey - Keep it the same
  • Flat - Add £6.40
  • Terraced - Add £12.82
  • Semi-detached house - Add £19.24
  • Detached house - Add £25.65

Step 4:

Take away £6.40 if you live in a 'hard to heat' property.
