Private Landlords - Safety Standards

We work with landlords across Perth and Kinross to make sure rented homes are safe and well maintained. Our team visits properties to offer advice and check that legal safety standards are being met. Sometimes, we're joined by Scottish Fire and Rescue Services to provide fire safety checks and guidance.

Fire safety

  • My kitchen has a heat detector (this is not a smoke alarm).
  • There is a smoke detector in each hallway, each staircase landing and each living room (or open plan space). 
  • The smoke detectors are interlinked.

 

Gas and carbon monoxide safety

  • I have gas supply and there is a CO2 detector near my gas boiler.
  • I have an open fire and there is a CO2 detector near my open fire. 
  • My Landlord arranges a gas safety check every year.

 

Electrical safety

  • My Landlord has supplied an ECR document showing the electrical installation has passed an inspection by an electrician in the last five years.
  • My Landlord has supplied a document (this may be called a PAT Report) showing that appliances my landlord has provided e.g. fridge, washing machine, have been checked for electrical safety by a qualified person in the last five years.

 

General condition

  • I have a working heat supply.
  • My home is wind and watertight. This means I do not have water leaks or draughty windows or doors.
  • Items my Landlord has provided are in good working order e.g. ceiling fan, external light (not the bulbs).
  • I have running hot and cold water.
