Making a building warrant application

The building warrant process in Scotland is a pre-emptive system that seeks to ensure that buildings are designed and constructed to the minimum standards (at the very least) as set out in the building regulations.

What work needs a building warrant?

A building warrant is generally required to erect, alter (internally or externally), extend, convert or demolish a building, but as explained below, this is not always the case.

Pre Warrant Consultation Service

This service is aimed at those who are preparing a warrant submission for a complex, major or unusual development particularly, where an alternative method of compliance with the building standards is proposed.

Applying for a building warrant

A building warrant is generally required to erect, alter (internally or externally), extend, convert or demolish a building.

Building warrant forms

You can opt to submit building warrant applications and other related forms either electronically or in paper format.

Amendment to warrant

An amendment to warrant is required when it is proposed to make changes to the design and/or specification for which building warrant was approved. Please note that a new application for warrant rather than an amendment is required if the proposal is to significantly change the development e.g. a new house type.

Alternative solutions (determinations)

Where a proposal fails to meet the guidance contained in the Technical Standards but the designer considers this can be achieved by an alternative method, we can consider such proposals through a process we term a Determination.
